PURPOSE OF JOB

Manages the mortgage loan closing and funding department to ensure timely preparation and closing/funding of mortgage loans.  Develops and maintains communications pertaining to closings and fundings, both inside the organization and with external parties.  Maintains loan quality by adhering to procedures, compliance requirements, underwriting and closing guidelines.  Provides superior customer service to internal and external customers.

JOB DUTIES AND RESPONSIBILITIES

·         Manages personnel. Performs various personnel management functions including hiring, training; supervises and directs staff; and conducts performance evaluations

·         Communicates and coordinates with Human Resources (HR) Department on all employment-related

·         matters and changes

·         Supervises all closers and funders, ensures closers/funders follow process and procedure, and ensures that the department is meeting service levels;

·         Works with Sales Management and other Fulfillment Leaders (Ops manager, Processing Manager) to determine staffing needs and allocate work based on overall sales volume and pipeline;

·         Works with bank to prepare weekly funding requirements;

·         Manages vendor relationships with escrow/title companies and work to resolve escalated issues as needed;

·         Manages and communicates closing schedule - confirms and communicates closing times and locations;

·         Verifies that proper loan disclosures have been provided to the borrower and are in the loan file;

·         Reviews loan closing documents for accuracy;

·         Assists in establishing policies and procedures for the department that ensure legal compliance;

·         Retrieves, reviews, creates, distributes and discusses reports related to the Closing Department with staff;

·         Performs employment verifications on all borrowers prior to loan closing;

·         Follows-up on outstanding items reflected on the conditions report and verifying rate lock data;

·         Interfaces with borrowers, processors, loan officers, and underwriters in an effective manner;

·         Ensures closing files comply with Reliant Bank’s published policies and underwriting requirements;

·         Partners with Compliance to ensure all required documents are accurate prior to funding;

·         Promotes the Bank’s products and services whenever possible; participates in bank sponsored events, networking and volunteer opportunities at every opportunity

JOB REQUIREMENTS AND QUALIFICATIONS

·         College degree in business related field or equivalent professional experience preferred.

·         Three or more years of mortgage closing experience

·         Two or more years of Closing Department leadership

·         Proficient understanding of mortgage banking concepts and regulations

·         Comprehensive understanding of TRID, HVCC, TILA and RESPA guidelines

·         Outstanding organization, attention to detail, analytical and problem resolution skills

·         Ability to work efficiently under time constraints, in a fast-paced environment

·         Ability to provide superior level of customer service

·         Ability to communicate effectively through writing, speaking and listening

·         Strong Microsoft Office skills

·         Knowledge of Open/Close AUS preferred

·         Ability to work overtime as requested, especially the last ten business days of each month.
