PURPOSE OF JOB

Responsible for the timely processing and closing of mortgage loans for qualified clients.   Maintains loan quality by adhering to procedures to meet compliance requirements and underwriting guidelines. Provides superior customer service to internal and external customers.

JOB DUTIES AND RESPONSIBILITIES

  • Reviews residential loan applications and DU/LP findings to verify all data is complete
  • Follows up with appropriate parties to make certain that all information and documentation are received in a timely fashion
  • Prepares loan files for submission to investors
  • Reviews each file to ensure that all information is accurate and correct
  • Submits application to automated underwriting for approval
  • Monitors all files for potential quality control issues
  • Orders appraisals & title documents and reviews for accuracy
  • Sends verification of employment and deposits as required
  • Delivers loan packages to underwriter for final approval
  • Reviews all appraisals upon receipt for accuracy and completeness and highlights pertinent portions of the appraisal to show it was reviewed before submission to investor
  • Updates Calyx Point with status information daily
  • Reviews title binders to verify borrowers, sellers, property details, judgments, lien restrictions, exceptions and all other title related data are accurate and satisfactory
  • Reviews all types of homeowner’s insurance policies to ensure sufficient dwelling coverage and investor/agency requirements are being met
  • Reviews all fees/costs associated with loans to ensure state and/or federal compliance regulations are being adhered to, including but not limited to conducts state and/or federal high cost calculations, anti-predatory lending calculations, etc.
  • Reviews closing and funding conditions, and documents in borrowers file to ensure conditions can be met
  • Prepares and generates legal closing documents for borrower(s) signature(s)
  • Reviews and approves trust agreements, power of attorneys, leasehold agreements, deeds, etc.
  • Reviews preliminary and final HUD-1 provided by attorneys and/or title companies to ensure accuracy of fees, seller contributions, borrower’s cash to close and minimum down payment requirements, real estate commissions, unallowable fees, etc.
  • Comprehensive understanding and ensure HVCC, TILA and RESPA guidelines are being adhered to
  • Communicates with attorneys, closing agents, loan officers, processors and all appropriate parties to the transaction in closing related issues and coordinate closing times
  • Re-verifies data within loan application to include, but not limited to employment, social security number(s), OFAC hits, owner of record on title, flood certificates, sales contracts, etc.
  • Attends seminars and training, reads mortgage and investor publications to stay current with loan products, guidelines, regulations, and requirements
  • Promotes the Bank’s products and services whenever possible; participates in bank sponsored events, networking and volunteer opportunities at every opportunity

JOB REQUIREMENTS AND QUALIFICATIONS

  • College degree or equivalent professional experience preferred
  • Five or more years of mortgage loan processing experience
  • Proficient understanding of mortgage banking concepts and regulations
  • Knowledge of agency and investor regulations and guidelines – FNMA, FHHLC, FHA, and VA
  • Ability to communicate effectively through writing, speaking and listening.
  • Outstanding organization skills
  • Detail oriented approach to processing checklist protocol
  • Pipeline management in compliance with agency, federal, and state guidelines
  • Proficient computer skills to input and retrieve data in loan operation systems
  • Knowledge of Calyx Point LOS and DU and LP AUS preferred
  • Ability to produce documents and spreadsheets, and to maintain databases
  • Proven ability to organize, prioritize, and execute responsibilities with minimal supervision
  • Ability to provide superior level of customer service
