The Mortgage Loan Quality Control Manager is responsible for managing the mortgage quality control department and the timely review and audit of mortgage loans through activities such as adherence to mortgage policies; auditing mortgage loan closing documents and preparing reports and forms. This position is also responsible for maintaining loan quality by adhering to procedures, mortgage regulatory compliance requirements, underwriting and closing guidelines both pre and post close of mortgage loans.



  • Effectively manages the mortgage quality control department by mentoring and motivating quality control specialists.
  • Follows all mortgage regulatory rules and Reliant Bank mortgage policies, immediately reports any suspicious behavior and/or situations that may result in criminal or emergency incidents.
  • Perform pre-funding and post-closing Quality Control reviews within SLA timeframes and/or ensure that external quality control vendors have performed reviews in a timely manner.
  • Verifies that proper loan disclosures have been provided to the borrower and are in the loan file.
  • Reviews initial disclosures and re-disclosures for RESPA and TILA.
  • Demonstrate the ability to perform a detailed analysis of mortgage loan documents based on bank, investor, agency and regulatory requirements. This includes verifying underwriter analysis, adherence to guidelines and procedures and the ability to recognize red flags.
  • Works with our third-party quality control vendor by providing a list of closed loans for them to select for audit.
  • Works with our third-party vendor by shipping them selected files and clearing conditions after their initial review.
  • Prepares audit responses for management review.
  • Assists in the preparation of mortgage policy and procedures.
  • Coordinates with Bank Compliance Officer on regulatory items
  • Works with document technology provider ensuring all custom forms are up to date;
  • Prepares custom forms as instructed.
  • Assists in the development of a successful business strategy by providing proactive and constructive feedback on techniques, strategies, and concerns as it pertains to mortgage quality. Monitor quality findings and the ongoing resolution process, including recommending reasonable corrective action relative to quality control findings. Interface with other departments as necessary to ensure the smooth operation and growth of the Mortgage Division.
  • Promotes the Bank’s products and services whenever possible; participates in bank sponsored events, networking and volunteer opportunities at every opportunity

  • College degree or equivalent professional experience preferred.
  • Three or more years of mortgage processing, mortgage loan quality control or closing experience preferred.
  • Proficient understanding of mortgage banking concepts and regulations, including Reb B, Reg Z (including Appendix Q), TRID, HMDA, etc.
  • Ability to communicate effectively through writing, speaking and listening.
  • Outstanding organization, attention to detail, analytical and problem resolution skills
  • Ability to work efficiently under time constraints, in a fast-paced environment
  • Ability to provide superior level of customer service
  • Knowledge of Open Close LOS and DU and LP AUS preferred
  • Strong Microsoft Office skills
  • Ability to work overtime as requested, especially the last ten business days of each month.
