PURPOSE OF JOB

The Mortgage Disclosure Specialist is responsible for auditing, verifying and ensuring that mortgage loan disclosures are accurate and comply with regulation timelines. The Specialist will liaison with loan originators and processing team members as necessary to validate fees associated with the applied mortgage transaction and deliver disclosure documents.  This position will work closely with the Disclosure Manager and Secondary Marketing Manager to support daily operations related to the disclosing process and any additional projects assigned.  Responsible for issuing timely and accurate disclosures and re-disclosures in accordance with Regulation Z and Regulation X.

JOB DUTIES AND RESPONSIBILITIES

  • Issues accurate transaction specific initial package disclosures to first mortgage customers within three days of the Loan Estimate application date
  • Reviews and ensures accuracy and data integrity of required compliance disclosures at initial application and at time of lock and Change in Circumstance if necessary
  • Maintains accurate record of communications and/or actions related to disclosing process in the communication log of the applicable loan file
  • Provides assistance in the formulation of forms and disclosure documents in compliance with all policies and procedures
  • Maintains efficient levels of service and complies with regulatory timelines associated with the completion and dissemination of loan disclosures verified through the recording of events in the LOS tracking system
  • Prepares initial disclosures; ensures accuracy of Loan Estimate to protect lender from potential regulations violations and monetary loss
  • Prepares, reviews and sends residential loan disclosures and re-disclosures to applicants on a timely basis and in a secure manner ensuring that they are compliant with all major regulations
  • Assists team members in auditing disclosure to ensure high level of accuracy
  • Assists with processing tasks as time allows (i.e. appraisals, title orders, etc.)
  • Keeps loan originators appropriately informed of Loan Estimate error or issues that affect disclosures
  • Follows all regulatory rules and regulations, immediately reports any suspicious behavior and/or situations that may result in criminal or emergency incidents, and completes all required training in a timely manner
  • Ordering appraisals on all files and providing a copy of completed appraisal to the borrowers in a timely manner
  • Sending out NOI’s to ensure Reg B compliance
  • Sending out daily reports for Reg Z and Reg B
  • Managing signed Initial Docs and Redisclosures in LOS
  • Completing HMDA corrections and audits monthly

JOB REQUIREMENTS AND QUALIFICATIONS

  • College degree or one-year professional experience in loan operations preferred
  • Working knowledge of federal and multi-state laws and agency disclosure guidelines affecting residential mortgage origination: TILA, REG Z RESPA, ECOA, FACTA, FCRA, MDIA, BSA/AM:, HMDA preferred
  • Attention to detail and accuracy of work essential
  • Good general math and analytical skills
  • Experience working with mortgage LOS systems preferred
  • Strong Microsoft Word and Excel skills and the ability to input and retrieve data in various systems
  • Discretion in handling confidential information and sensitive documents
  • Demonstrate a commitment to accuracy and quality while meeting deadlines
  • Strong organization skills
  • Ability to communicate effectively through writing, speaking and listening
  • Ability to multi-task and prioritize
  • Exercises good judgment
  • Excellent customer service skills required
